1. How much are the condo fee's?
$145/month
2. What are these fee's and what do they cover?
Condominium fees are the fees that Condominium owners pay to cover their share of the common expenses associated with running a Condominium and maintaining the common property elements. Common expenses could include insurance premiums, snow removal, gardening, city water bill, repairs and maintenance to common property, property management fees, contributions to the reserve fund and more.
3. Do I have to pay a contingency fee?
Yes, you are required to pay to pay $600 upon closing as a one time fee.
4. What is a contingency fee?
A corporation may set up a contingency fund to be used for purposes specified in the by-laws. This fund usually serves to cover unexpected expenses like emergency repairs not planned for in the operating budget or to cover shortfalls in the operating budget at the end of the year, if necessary.
5. Are pets allowed in this building?
Small pets are allowed in the building. However, once a condo board is established rules about the building will be voted on and can change down the road.
6. How many parking spaces can do I get?
Each unit will have the use of one outdoor parking space. Additional parking spaces may be designated and allocated from time to time by the Board of Directors. A unit owner will pay a rental to the corporation or to such other person, firm or corporation to whom the Board of Directors has authorized the management, operation and control of the said parking spaces.
